How to Perform Garage Door Tests and Minor Maintenance

One of the things a homeowner can do now that the weather is cooler is to take a few moments to conduct some maintenance chores on the garage door. A functional garage door keeps possessions secure and families safe from the effects of a garage door malfunction. Here are a few maintenance chores a homeowner should regularly conduct to ensure top garage door function:

Force setting test
While the garage door is in the middle of traveling downward to close, catch the garage door bottom with your hands. If it doesn’t immediately go back up, the force setting may be too high. When the force setting is too high, it can be dangerous to vehicles, children, and pets, and can damage the door itself.

Infrared sensors
The infrared sensors are what make the garage door fly back up when you shut it because you left the broom on the ground beneath the door or because the family cat walked beneath it. The reverse feature works in two ways. The first is by sensing something there which shouldn’t be, such as the broom on the ground. They can also sense when something is moving beneath the garage door as it’s closing, such as the cat when he walks beneath the moving door.
Some people use a roll of paper towels beneath the door for the infrared sensor or reverse setting test. If the cardboard tube bends, the reverse setting needs adjustment.

Lubricate moving parts
The reason we don’t say ‘oil’ the parts is that we mean ‘lubricate,’ using lithium or silicone-based spray. Oil is unsuitable as a lubricant for several reasons. Start with the door closed, and the automatic opener motor is disconnected.

Note: Plastic ball bearings require frequent replacement but not lubrication.

These lubricating chores should be done twice a year. Test the force and reverse settings (infrared sensors) every other month. If the door fails the tests, or if it performs oddly, screeches in spite of lubrication, seems to pause, or stop-and-starts, give us a call. Fall Chore List? Add These 5 Projects

As summer turns to fall, roll up your sleeves and tackle those home improvement projects that will maximize the safety, energy efficiency and curb appeal of your home. Here are five projects to add to your fall chore list:

Check Outdoor Lighting

In the fall, the days are shorter and the nights longer, which makes ensuring you have enough lighting important. You will also want to replace any burned out bulbs, clean lenses and if necessary, adjust fixtures. Consider installing motion detectors as well. Making sure your exterior lights are working as they should will help keep your home safe and secure after the sun has gone down.

Test the Garage Door for Safety

The International Door Association recommends testing the garage door’s balance, reversing mechanism, and photo eyes each month to ensure they are functioning properly. If you are not comfortable performing these tests, contact a local garage door repair company for service.

If it does not reverse, you can try cleaning the lens using a soft microfiber cloth. You can also try adjusting the photo eyes by hand if they appear out of alignment. After performing these tasks, try testing the system again. If it fails again, disconnect the opener from the door until repairs can be made.

Lubricate all Moving Parts

Reminder: The garage door is the heaviest moving component of your home. Use white lithium grease to lubricate all moving parts. This includes the door’s springs, hinges, cables, pulleys, and lift brackets. Be careful not to lubricate the tracks or rollers as this can cause the door to slip and become unbalanced. With a damp, clean cloth, clean the tracks and allow sufficient time for them to air dry.

Replace Weatherstripping

Keep warm air in and cold air out by replacing worn weatherstripping. Check your windows and doors, the garage door included, for incoming drafts. Caulk around leaky windows and install weatherstripping to prevent drafts around doors. Weatherstripping can be found at most any local hardware or home improvement store for under $20. You may also want to consider replacing the garage door’s threshold seal.

Your garage door often provides convenient entrance to your home, and as such is used four times or more per day, which implies that you trust it to function optimally. That is until it doesn’t!

If you want to trust your garage door to remain free from any of the following issues, which can unfortunately cause a host of problems – from insect infiltration to security concerns, regular preventive maintenance including monthly visual inspections should be conducted.

Today, we’re sharing the 5 most common garage door issues, and explaining the importance of having each issue repaired in a timely manner in order to ensure your personal safety and security.

Problem #1: Broken Garage Door Springs

When your springs snap, break or begin to sag, your garage door will not be operational. The number one reason for spring failure is simple wear and tear. Garage door springs, like most any household item, have a limited lifespan. Most springs are rated for 10,000 cycles. The number of years these cycles will last you, depend on the weight of your door, and how many times the door is opened and closed. Once the springs have reached their lifespan, one or both may break, thus causing the door to stop operating.

While springs typically break while the door is in the down position, as this is where most of the tension is, they may also break while the door is in motion or in its raised position. Ensuring the professional replacement of springs is vitally important! Replacing a broken garage door spring can be a very dangerous undertaking. This is why we caution homeowners NOT to attempt DIY replacement.

Problem #2. Broken Garage Door Cables

In a non-damaged state, cables provide smooth, efficient operation for your garage door. Most cables are attached from the drum located near the top of the door to the bottom section of the door. These cables hold the door’s weight as the garage door moves upward and downward. The most common reason for their breakage is normal wear and tear.

Like springs, once the cables break, the door will not be operational. When faced with a broken garage door cable you should refrain from operating the door until the cables have been replaced by a professional. You should also refrain from attempting to force the door open as this can create further damage and pose significant risk to your personal safety.

Problem #3. Bent Garage Door Tracks

Your door’s tracks play an essential role in helping it to open and close smoothly. If one of the tracks gets out of alignment or becomes bent, the problem needs to be addressed before any further damage occurs, which can also lead to their need for replacement. Bent or misaligned tracks are often the result of a severe door malfunction, worn parts or human error (i.e. a car backing up into the door).

If your tracks are simply bent, you can attempt to knock them gently back into shape, using a soft mallet. Of course, if you’re not comfortable doing this, then by all means contact a professional. Just be careful not to use your door until the tracks have been repaired as your door will be unbalanced.

Problem #4. Misaligned Safety Sensors

All garage door openers manufactured on or after January 1, 1993 should be equipped with photo safety sensors. Safety sensors can be found on both sides of the garage door opening about six inches off the floor. They are designed to automatically stop and reverse the door should a person or object interrupt its beam. If the safety sensors aren’t working, neither will the remote control or touchpad.

To ensure optimal functioning of your sensors, you will want to check to ensure that the LEDs on each unit are lit up. A problem exists if the light is off or its flashing repeatedly. Gently clean the lens with a soft dry cloth, check the wires attached to the sensor for loose connections, and try realigning them by hand. If they still don’t work, there may be a bigger issue at hand, and you should contact a local service provider.

Monsoon Season Do’s and Don’ts

Monsoon season always brings a respite from the fiery heat of summer. Beginning June 15th and stretching until September 30th, Arizona’s monsoon season can bring blinding dust storms, torrential rains, and storms complete with claps of thunder and lightning flashes. These storms, as most Arizonans are familiar with, often strike suddenly and with violent force. To help you stay safe this monsoon season, consider these tips.

Do: Check Your Garage Door

The durability of your garage door is vital. Not taking your garage door’s wind resistance into consideration could spell big trouble. If shopping for a new garage door, consider the door’s ability to withstand various wind speeds. If the garage door or garage door opener is malfunctioning or damaged, contact a garage door repair professional to service it.

Do: Make Room in the Garage

If you haven’t already done so, now is the perfect time to clear out that over-stuffed garage, making room for your vehicles. Parking your car in the garage provides much needed peace-of-mind during a storm. This also allows you the opportunity to get any personal belongings off the floor, out of cardboard boxes and stored safely on shelving units so should any water penetrate the garage, they’re protected.

Do: Secure Outdoor Furniture

Loose items in your yard can become flying projectiles during monsoon season due to high winds. Take care to move any unsecured items, such as patio furniture, bird feeders, wind chimes, hanging or container plants, toys, and grills inside your house or garage if possible. If you can’t bring them in, use a chain or rope to secure them.

Do: Comfort Pets

During the monsoon, claps of thunder and flashes of lightning can strike terror in the best of us, but more so in your pet; even if he/she is normally calm. Veterinarians call this “storm anxiety” or “noise phobia.” This fear can manifest itself in a variety of challenging behaviors – hiding, whining or, if outdoors running away in a state of panic.

To help your dog cope, provide a safe area, like a crate (keep the door open so not to make him/her feel trapped) to create the feeling of a safe haven. You can also play calming music or distract your dog with treats and familiar games. The absolute best thing you can do, however, is to just stay with him/her until the storm passes.

Don’t: Drive Through Flood Water

One of the main hazards associated with the monsoon is flooding. Rainfall during this time is typically heavy, and because it doesn’t soak into the ground, it often results in copious runoff into our normally dry desert washes. It is extremely difficult to estimate the depth of running water or the strength of a current.

As reported by the National Weather Service, it takes only 6 inches of fast-moving water to sweep an adult off his feet, and 12 inches of rushing water to carry away a small car. 2 feet of rushing water can wash most any vehicle off the road. If that’s not enough to deter you, Arizona’s Stupid Motorist Law makes you responsible for the cost of the rescue as well as a fine.

Don’t: Speed on Wet Roads

Whether driving in a downpour or on wet roads, slow down and allow more time to get to your destination. Avoid using cruise control. This feature works great in dry conditions, but when used in wet conditions, the chance of losing control of your vehicle is magnified. Also, it’s important to increase the following distance between your vehicle and the vehicle ahead of you, ensuring ample stopping time. If caught in a blinding dust storm, you should:
